Q. What is the difference between a Property Company and TRS?
As a top-tier independent advocate firm, TRS acts in the best interests of tenants – we do not provide agency, valuation or property management services as these are solely delivered to property owners, landlords and developers.
Through maintaining our independence, TRS holds a stronger position in the market to negotiate tenaciously whereas agency, valuation and / or property management services conflict directly with the ability to offer true independence in the best interests of a tenant.
Q. What are the benefits of using TRS?

- Independence: Tenant Representation Services is an independent Australian firm that acts solely on behalf of commercial tenants – we do not represent landlords, agents, institutions, developers, designers or contractors. We have unlimited negotiation leverage on behalf of tenants.

Q. Can TRS provide a service from finding and negotiating new premises to managing our new fitout?
Our core service is divided into two (2) parts – our clients may select either service or integrate both services to eliminate total project risk:

Selecting the most suitable properties for your business and the negotiation of lease costs, terms and conditions in your favour – the service covers:- New leases
- Lease renewals and surrenders

Selecting the most suitable design and construction teams under open market tender and the negotiation of costs, contracts and coordination of all parties to the successful completion of your new fit-out – the service covers:- New, existing fit-outs and make goods
- Contracts, budgets, timeframes and negotiations
- Risk control, auditing and progress claims
- Defects management and closure
Q. What guarantees do TRS offer in producing savings for tenants?
Our entire service and negotiated savings to tenants are guaranteed against our fee. If we fail to deliver savings as a multiple of our fee then we do not get paid.
Q. Can you save more than a tenant if we chose to manage our own negotiations?
As we manage the entire process your valuable time is dedicated to your core business. We also know exactly how to achieve higher savings with our knowledge of the market and commercial properties. We can also integrate savings with the latest terms and conditions within contractual documentation that will safeguard your position in the future.
Q. How do I know that you will conduct the best service for me?
Our reputation is based on a tenacious approach to service delivery. We are not obligated to any landlord, agent, designer, contractor, institution or bank in the market and therefore we hold a position of strength to deliver the best service and result to our clients.
Q. How do you charge for your services?
All fees are fixed, capped and staged according to the service you require. Our philosophy is to remain flexible and open to our client’s suggestions as we have delivered many successful projects under a range of fee structures.
Q. How much time should be allowed for the entire service?
Depending on the size of your project we would recommend the following:
- Under 500Sqm : 6 months
- 1,000Sqm to 3,000Sqm : 12 to 18 months
- Over 3,000Sqm : 18 to 24 months
Q. What is the first step in the process?
Determining your current and future space requirements. This will involve the compilation of a space report indicating the allocation of space and circulation requirements to each staff member and shared facilities.
Once we have established your space and technical requirements we then prepare a Property Brief for distribution to the market so that all agents can provide us with available opportunities that meet your search criteria.

We provide all transaction and construction services throughout Australia. We have serviced clients in Tasmania, Gold Coast, Melbourne, Brisbane and Sydney.
